Why do you need condo insurance for your unit?

Condo associations likely will not insure the interior of your unit (including any upgrades like new granite countertops, light fixtures or custom cabinets) or the persona property inside. 

Their mater policies typically focus on the exterior building structure and common areas. 

Does condo insurance cover my townhome?

If you own a townhome that requires membership to a condo association, you may be able to cover your property with a condo insurance policy.

But townhome owners that are responsible for the exterior of the unit will need a homeowners policy that insures both the interior and exterior of the townhome. 

Be sure to check with your HOA to determine what is covered by the association’s master policy and what you are responsible for as the owner of the townhome. 

Why do you need renters insurance?

If your possessions are stolen during a break-in, or damaged by a fire or severe weather, a renters insurance policy allows you to recover their value subject to the limits and deductibles you select. 

It can also help protect you in case of a liability lawsuit should someone injure themselves in your home. The coverage applies even when you are away from home or while you’re on vacation.  

Is renters insurance required?

Landlords typically require tenants to purchase renters insurance policies, therefore, be sure to review your lease. 

What is not covered on my policy?

Damage caused by a flood, earthquake, or routine wear and tear is not typically covered in both condo and homeowners insurance policies.

 A separate policy or rider is required for these perils.
